Every JuneHomes lease includes the Standard membership by default. It covers utility bills, cleaning, and 24/7 support, all without bundling them invisibly into your rent. Premium is your optional upgrade. There is no separate billing system to manage.

- What's June Living Membership?
June Living Membership bundles a utilities management service, cleaning, protection, and more into one flat monthly fee. It's currently available for residents in New York City. If you're renting in Boston, Washington DC, Chicago, or Los Angeles, your lease continues under our current pricing and utilities policies — see Pricing & Payments and June Homes Utilities above.
- Which cities have June Living Membership?
The June Living Membership is currently available for New York City homes only. We're actively working on bringing it to other cities, check back as we expand. For renting details outside NYC, visit our full FAQ.
- Who's eligible for the new June Living Membership?
June Living Membership applies to New York City leases for Coliving Rooms and Coliving Full Apartments (2+ bedrooms). It's a required part of those tenancies, not an optional add-on.
It does not apply to Coliving Studios/1-Bedrooms or Traditional unfurnished apartments (12+ month leases), which continue on usage-based utility billing with no membership fee.
If you're an existing NYC tenant in an eligible unit type, your current lease terms stay in place until you renew.
Coliving Rooms outside New York City are not eligible for June Living Membership and continue on usage-based utility billing (see June Homes Utilities above).
- What's included in my June Homes membership?
If you're renting a Coliving Room or a Coliving Full Apartment (2+ bedrooms) in New York City, your lease includes June Living Membership (Standard tier) by default, with an optional Premium upgrade. Coliving Studios/1-Bedrooms and Traditional unfurnished apartments don't include June Living Membership. Studios/1-Bedrooms pay utilities based on usage, same as outside NYC. Traditional Full Apartment tenants are responsible for their own utilities and open their own utility accounts directly.
Standard includes: 24/7 member support, utilities (electricity, water, gas, internet), monthly common-area cleaning, community events, exclusive partner discounts, a 7-day apartment satisfaction guarantee, and renters protection coverage.
Premium adds: an extended 14-day satisfaction guarantee, early move-in (up to 3 days), a job-loss/visa-revocation protection clause, a free 1-week return stay within 12 months of move-out, priority support, a discount on post-move-out repair costs, and credit-building reporting included at no extra cost. Premium is available on room rentals only, not entire apartments or studios.
Pricing: Standard is $249/month; Premium is Standard + $49 = $298/month.
- Is membership optional?
For Coliving Rooms and Coliving Full Apartments (2+ bedrooms) in New York City, Standard membership is included and required, not optional.
Coliving Studios/1-Bedrooms and Traditional unfurnished apartments don't have a membership fee at all. Premium is optional on eligible units and can be added at signing, mid-lease, or at renewal.
- Is the membership charge included in my rent?
No. It appears as a separate line item on your monthly invoice, alongside rent, so you can see exactly what you're paying for each. Standard: $249 / month Premium: Standard + $49 / month
- Is there a discount for paying my membership fee upfront?
Yes. New York City members who pay their full 12 months of June Living Membership Fee upfront at signing receive a 20% discount on the Membership Fee, subject to credit/background screening.
- Does June Living Membership include utilities management?
In New York City: whether utilities are included in your final price depends on your unit type:
Coliving Room: June Living Membership Fee applies; utilities (electricity, water, gas, internet) are included in your final price. Coliving Full Apartment (2+ bedrooms): June Living Membership Fee applies to each tenant; utilities are included in your final price. Coliving Studio / 1-Bedroom: No Membership Fee — you pay utilities based on actual usage, same as outside NYC. Traditional Full Apartment (12+ month lease, unfurnished): No Membership Fee — you're responsible for utilities and for opening your own utility accounts.
Outside NYC (all unit types, including Coliving Rooms): No Membership Fee applies. Depending on your home, your portion will be calculated and charged based on the number of roommates.
- Why is this a membership instead of being bundled into rent?
Separating these services from rent lets you see exactly what you're paying for, upgrade or downgrade your tier without re-signing your lease, and access member-only perks like return stays and credit reporting. Bundling everything into rent would hide that structure.
- Does membership renew automatically?
Yes. Your June Living Membership runs alongside your lease term. If you renew your lease, your June Living Membership tier carries forward unless you choose to change it.
- Can I upgrade from Standard to Premium mid-lease?
Yes, just contact your leasing representative at any time. Some Premium benefits, like early move-in and the application fee waiver, are tied to the start of your lease and can't be applied retroactively. Upgrades aren't available in the final 90 days of your lease.
- Can I downgrade my membership?
Your tier is fixed for the duration of your current lease. If Premium isn't the right fit going forward, downgrade is available at renewal, not mid-lease.
- What if I'm not happy with my apartment?
New York City June Living Membership Standard members have a 7-day satisfaction window; Premium members have 14 days. Let us know within that window and we'll relocate you to another home at no additional cost.
- Is there an application fee?
Standard members pay a $20 application fee; Premium members have this fee waived at signing.
- What's the referral bonus for members?
Standard members earn $200 per qualified referral; Premium members earn $400 per qualified referral, both paid as a rent credit. Annual limits apply — up to 8 referrals per year for Standard members (max $1,600), up to 10 for Premium members (max $4,000). * Premium membership is available on room rentals only. Not applicable to entire apartments or studio units.
**Utility bill coverage is limited to a set amount; see your lease for complete terms
***Early Move-In Policy. Early move-in of up to three (3) days prior to the lease start date is available exclusively for members on a 12-month lease agreement with a lease start date of the first (1st) day of the calendar month. To qualify, the membership contract must be fully executed at least 30 days before the lease start date. Early move-in dates are subject to unit availability and will be confirmed no earlier than seven (7) days before the scheduled lease start date.
****Job Loss / Visa Revocation Emergency Clause. Available exclusively to Premium members. This benefit applies solely prior to the member's move-in date and may not be claimed once occupancy has commenced. Upon verified involuntary job loss or visa revocation, the eligible member will receive a one-time rent credit applicable toward a future invoice. The credit must be used within ninety (90) days of the original lease start date. Supporting documentation—such as a termination letter or visa revocation notice—is required to process the claim. This benefit may be exercised once per membership term, is non-transferable, and remains subject to verification and approval at our sole discretion.
*****Free 1-week return stay. Available exclusively to Premium members on a lease term of 12 months or longer. The 1-week return stay must be claimed within 12 months of move-out, may not commence until at least fourteen (14) days after the original move-out date, and is subject to unit availability. The unit assigned for the return stay may differ from the member's original unit and is not guaranteed to be the same. This benefit is redeemable exclusively in designated units selected for this program; unit availability on our website does not indicate eligibility for this perk, and the inventory applicable to this benefit is separate from our general listings. A mandatory cleaning fee will be charged prior to or upon check-in. An optional linen service is also available at an additional cost.
