Frequently Asked Questions

  • What is a furnished flexible rental in NYC?

A furnished flexible rental is a fully-equipped apartment or private room available on leases starting at one month, versus New York’s standard 12-month unfurnished lease. Shared-apartment common spaces come furnished by default; studios and one-bedrooms let the tenant choose furnished or unfurnished. This kind of rental is also commonly searched for as a short-term rental, a month-to-month lease, or temporary housing in NYC, different phrasings for the same flexible, furnished model.

  • How is this different from a typical NYC lease?

Three ways: minimum commitment (1 month vs. 12), what’s included (furniture, and sometimes utilities, vs. bare walls), and the application process (accelerated digital approval vs. a broker-managed application).

  • How does a furnished flexible rental compare to Airbnb or a traditional 12-month lease? Is June Homes a hotel?

No, it’s not. Compared to Airbnb-style platforms: June Homes leases start at 30 days, are furnished, include a standard 1-month refundable deposit, and go through an income/credit (or asset) vetting process. Airbnb-style stays under 30 days face separate legal restrictions (see next question) and vary widely on vetting. Compared to a traditional 12-month lease: a much shorter minimum commitment and furnished by default, typically at a monthly rate that can run higher than a comparable long-term unfurnished lease. June Homes isn’t a hotel, it’s a residential apartment rental company that offers studios, full apartments or bedrooms in shared apartments where you will co-sign a lease with roommates.

  • Is this the same as subletting in NYC?

Not quite. A sublet usually means an existing tenant temporarily hands off their own apartment to someone else. With June Homes, you sign a lease directly, so there’s no original tenant in the background and no risk of an unauthorized sublet violating someone else’s lease. If you’re specifically comparing the two, our guide to finding a sublet in NYC covers that route directly.

  • What’s the difference between a short-term rental and a long-term rental in NYC?

June Homes offers lease terms from 1 month up to 12 months, and choosing a longer stay doesn’t mean more paperwork or a broker-style process: every lease length goes through the exact same simple digital application. A shorter, flexible lease suits anyone avoiding a full-year commitment; a 12-month lease works more like a traditional NYC rental.

  • Is it legal to rent a furnished apartment in NYC for less than a year?

Yes, leases run 30 days or longer, which keeps them outside NYC’s short-term rental restrictions. New York’s Local Law 18, enforced by the Mayor’s Office of Special Enforcement (OSE), requires registration and host presence for rentals under 30 days; rentals of 30 consecutive days or more are treated as ordinary long-term tenancies and aren’t subject to it. This is a summary of the public rule, not legal advice (confirm specifics with the NYC Office of Special Enforcement).

  • Do I have to pay a broker fee to rent with June Homes?

No, June Homes doesn’t charge tenants a broker fee. This lines up with New York’s FARE Act, which generally shifted broker-fee responsibility to whoever hired the broker, rather than a tenant who didn’t hire one.

  • How do I qualify as a resident?

Proof that your monthly income is at least 3x the monthly rent, or cash assets equal to 36x the monthly fee (provable via bank statements), plus a credit score above 650. You can use our 3x Rent Calculator to better understand that. If you’re qualifying through savings rather than income, see our guide to renting with no income but savings.

  • What documents do I need to rent in NYC?

For most rentals, you’ll need a valid ID or passport; proof of income or savings; and a guarantor, if your income is low or you’re international.

  • What if I don’t qualify as a resident on my own?

Three options: apply with a guarantor who co-signs your lease; book a short-term stay under 45 days, which uses a simplified approval process with no income or savings documentation required (just an ID, SSN, and the credit-score minimum); or enroll with June Homes’ partner, TheGuarantors, who can act as your guarantor for a fee if you can’t find your own.

  • What is a guarantor, and what do they need?

A guarantor, usually a parent or guardian, co-signs your lease and commits to covering rent if you can’t. They must show monthly income at least 5x the monthly fee, or cash assets equal to 50x the monthly fee, plus a credit score of at least 650. If you can’t find one yourself, you can enroll with June Homes’ partner, TheGuarantors, who will co-sign your lease for a fee.

  • Does the income/credit requirement apply to my whole apartment, or just my room?

In a shared home, you’re renting an allocable portion of the apartment, and the qualification test applies to that portion’s rent, not the full unit’s.

  • Are requirements different for international applicants?

Yes. The credit-score requirement only applies to applicants with U.S. credit history. International applicants (or their guarantor) provide proof of financial status instead, like bank statements or proof of funds in trust from their home country. Foreign-language documents are accepted, though an English translation may be requested. Every application is assessed case-by-case. June Homes also supports international applicants with virtual tours, so you can view a home and apply before you’ve relocated. You can check here a full list of rental requirements as a foreigner in the USA.

  • Can I move in without paying a security deposit?

Yes. Approved applicants can move in deposit-free by enrolling with TheGuarantors.

  • How much is a security deposit?

    One month’s rent.

  • What upfront costs should I expect?

Your first full month of rent (from your move-in date), one month’s rent as a security deposit, and applicable fees, all due within 3 days of signing. The next bill is prorated to the calendar month, then billing continues monthly. A one-month stay is charged in full upfront, deposit included.

Beyond what June Homes charges, it’s worth budgeting for moving costs that apply no matter who you rent from: movers or a van if you have belongings to bring, transportation around the city, and, if you choose an unfurnished unit, furniture and setup for your own space. You can check out our move-in essentials calculator to estimate these costs.

  • Are utilities included in my rent?

When you rent with June Homes, for most rooms in shared apartments, utilities (electricity, water, gas, internet) are included in your monthly cost. For studios, one-bedrooms, and traditional 12-month leases, utilities are billed separately based on usage, split among roommates where applicable. NYC has more detail on exactly what’s bundled into your monthly cost through the June Living Membership page.

  • Is renting furnished actually cheaper than renting unfurnished and buying your own furniture?

It depends on how long you’re staying. For a stay under a year, furnished almost always works out cheaper once you factor in furniture, delivery, assembly, and reselling or moving it when you leave. For a longer stay, buying furniture for an unfurnished place can be more cost-effective over time.

  • Is it more affordable to live with a roommate in NYC?

Yes. Roommates help cut down the high cost of living by sharing rent and utilities — it’s one of the most common strategies for affording NYC housing. Roughly 40% of New Yorkers live with roommates, given the city’s rent levels. Our guide to splitting rent fairly breaks down a few different ways to divide costs with a roommate.

  • Are there discounts for longer leases or upfront payments?

NYC members who pay a full 12 months of the membership fee upfront at signing get a 20% discount on the fee, subject to credit/background screening. See the June Living Membership page for details, or reach out to our Sales team for any other ongoing promos.

  • Is there a minimum stay? How flexible are rental durations in NYC?

The minimum stay is one month, and beyond that, stays don’t need to align to full calendar months. June Homes offers flexible lease terms, including 1-month, 3-month, 6-month, and 12-month options, so you can book anything from a short-term or month-to-month stay to something closer to a traditional long-term rental, depending on what you need.

Leases run up to a maximum of 12 months at signing; if you’d like to stay longer than that, you can look at extending once your lease is ending rather than being capped at 12 months total.

  • What is a month-to-month lease, and does June Homes offer one in NYC?

June Homes’ flexible leases aren’t an indefinite month-to-month arrangement the way that term sometimes implies. Instead, you choose a lease length, from 1 up to 12 months, that fits your plans, without being locked into a full year the way a traditional lease requires. If your plans change, you can discuss extending or adjusting your term rather than committing to 12 months upfront.

  • Can I rent an apartment in NYC for just one month?

Yes, one month is June Homes’ minimum stay in New York City. You don’t need a longer commitment to book, and if you decide to stay longer, you can extend at any time rather than re-signing a new lease from scratch.

  • How fast can I get approved and move in?

The process from application to move-in is designed to run in a matter of hours rather than days. You apply and verify your documents digitally, get an approval decision, and can move ahead with booking a tour and signing without waiting on a broker-managed process. If you need to move in urgently, June Homes can accommodate move-in within 48 hours in most cases.

  • Can I tour homes in person?

Approved applicants can view up to two homes in person; anyone can view a 3D tour of layouts and common areas online first, useful for out-of-state or international applicants who can’t visit before applying.

  • What if I’m not sure how long I’m staying?

That’s fine, you don’t have to commit to an exact length upfront. Choose the lease term that fits what you know now: June Homes notifies you in writing before your lease ends about renewal options, including rate or term changes, and extending is possible depending on availability, though it’s not guaranteed.

Notice and process follow NYC’s tenant-protection laws, and a renewal may not be offered in some cases (unit taken out of service, already committed elsewhere, or other legally recognized reasons), with the reason and required notice given in writing where the law requires it.

  • Can I book multiple rooms or the entire unit for a group?

Absolutely. Depending on availability, you can book several rooms or even the entire unit for shared living or group housing.

  • Is temporary housing available in NYC with June Homes?

Yes, a flexible, furnished June Homes lease works as temporary housing in NYC for anyone who doesn’t need a 12-month commitment: relocating professionals, travel nurses on assignment, students between semesters, or anyone bridging a gap between homes. The 1-month minimum and furnished-by-default model cover most temporary-housing use cases directly.

  • Is it safe to live with roommates I don’t know, and how does June Homes vet them?

Every U.S.-based resident goes through background and credit checks before moving in, and June Homes speaks with touring residents beforehand — though that verifies who someone is, not whether you’ll get along, so screening can’t guarantee compatibility. Roommates are usually professionals or students; per fair housing law, June Homes can’t filter by age or gender.

  • What’s included when I move into a furnished home?

Common areas (kitchen, living room, bathroom) come furnished, and internet is included as one of the utilities in most shared-apartment rooms. Furniture and specific in-room items vary by listing: check the photos, floor plan, and 3D tour for exactly what’s provided before booking.

  • Do apartments come with air conditioning, heating, an elevator, or in-unit laundry?

Some properties do while others don’t. The best way to find out about a specific home is to either read the home description of the unit you are interested in, where you will find all necessary information, or reach out to our team to help you with any specific requests!

  • Do bedroom doors lock in shared homes?

Not from the exterior, so emergency access to all spaces is preserved. An interior lock can be added at the resident’s cost.

  • Are June Homes properties pet-friendly?

Yes, pets are allowed in designated pet-friendly units, with a limit of one pet per unit. There are no breed or size restrictions, but we follow all applicable state laws. ESAs and service animals are welcome in all units. Contact our team to confirm pet availability for your unit.

  • Do I need renter’s insurance?

Coverage requirements can vary, so check your lease or ask our team about the unit you’re interested in. Either way, a renter’s protection plan is worth considering: it’s your resource for filing a claim if your belongings are damaged or lost, and depending on the insurance package, you may also be eligible for temporary housing if your home becomes uninhabitable for a period of time. Reach out to TheGuarantors’ insurance team directly, they can help answer any questions and find the right plan for you.
